Apple Valley Lake Resort Market Report of SOLD Homes

The real estate sales activity at Apple Valley so far this year has been busy with showings, available listings and home sales. Since the first day of 2008 there have already been 67 Apple Valley homes that have sold so far this year. The 2008 average sales price for an Apple Valley home in 2008 is $149,597 with the lowest price home selling for $65,000 and the highest sales price for an Apple Valley Waterfront Home bringing $509,500. Based on these numbers it is easy to see that Apple Valley Real Estate is doing quite well. There are currently 104 Apple Valley Homes actively listed for sale with an average listing price of $209,917. This average listing price is slightly higher than in years past due to an increase in the number of homes that are listed for sale that are priced over $300,000. Let me begin with some very basic yet very important concepts: #1. When your home is in "Top Condition" it will sell faster and for a higher price. #2. If the buyer smells cat or dog odors you won't sell it for top dollar and maybe not at all. #3. A home full of clutter and disorganization is a major turn off to buyers. #4. Clean, nice and neat homes that are well staged sells for higher prices than fixer upper homes. If the potential buyer feels that you love your home and if they believe you have taken good care of it you will be more likely to sell for a fair price, sell faster and have less issues with inspections and other inspection contingencies. Apple Valley Ohio and the lake and golf course community is the perfect real estate community for attracting out of town buyings using the internet. Kokosing Gap Trail: Ohio’s Finest Rail to Trail

Apple Valley To Raise The Lake Water Level in February

It is getting near the time of the year when Apple Valley will begin raising the water level by closing the valve on the dam. The planned date to close the dam is February 15th but this date is subject to change if the lake is still frozen at this time. We are often asked how long it takes for the lake to be entirely full and the answer is that it depends on the amount of snow that is on the ground when they close the dam and also the amount of rain we get in the spring. I love this time of year because once they start raising the water level I get the itch to do some boating... Spring is just around the corner.

2007-2008 Apple Valley Property Owners Annual Dues Update

Apple Valley Property Owners...I have great news for you. The annual property assessment per lot will only cost you $177 for the entire year. The AVPOA assessment is for April 1st, 2007 through March 31st, 2008. I am impressed with how Apple Valley has been able to keep this cost so low. If you are currently using a 2006 photo ID card remember that your card will expire on April 1st, 2007. If you don't get your invoice for your Apple Valley annual dues you should contact the Apple Valley Property Owners Office by calling (740) 397-3311.

Apple Valley Lake Offers Two School District Options Depending On Where You Live

The Apple Valley Lake located in Howard Ohio offers so many amenities such as boating, fishing, swimming, jet skiing, wake boarding, golfing 3 beaches, club houses and many other fun activities.
