Apple Valley Lake Level Lowering To Begin November 15th, 2013
Each year the lake level at the Apple Valley Lake is lowered to protect docks and seawalls from damage caused by ice when the lake freezes over. This year the lake is scheduled to be lowered starting on November 15th and the lake level will be lowered by about 6 feet from the full pool level. The entire lowering process can take 2 to 3 weeks and it is done in gradual stages.
The video below was taken during the initial lake lowering process and shows the power of the lake existing the Apple Valley Lake.

Boating at the Apple Valley Lake is a spectacular experience especially during the week when you typically have the lake almost all to yourself. I took this photo right before sunset as a boater was bringing his boat into the east boat launch after a little evening time on the Apple Valley Lake.

Home Sales at the Apple Valley Lake Are Rising in 2013
The Apple Valley Lake is experiencing a positive boost of home sales activity already this year. From January 1st, 2013 - September 5th, 2013 the Knox County MLS reports that Apple Valley that the number of home sales are 17 percent higher in 2013 than during the same period in 2012 and also compared to 2011.
Here are some interesting facts about Year to Date home sales at the Apple Valley Lake:
- 2013 - 82 Home sales with an average sales price of $143,914
- 2012 - 70 Home sales with an average sales price of $158,441
- 2011 - 60 Home sales with an average sales price of $171,475
What is interesting about the statistical info above is that there are more homes selling at the Apple Valley Lake in 2013 but the bulk of the sales activity hasn't been waterfront homes which is why the average sales price is more similar to the Knox County MLS average home sale. During the peak of the housing market the Apple Valley Lake averaged quite a bit higher due to the larger and more expensive waterfront homes being such a significant portion of the lake sales. Now with the increased home sales activity at the Apple Valley Lake in the lower and mid priced homes as well the averages have adjusted down a bit.
Some who read this may instantly believe that home prices are falling and that is just not the case. There is simply more affordable homes selling than expensive waterfront homes at the Apple Valley Lake. This year there are more homes selling under $150,000 than over $150,000 which is why the average sales price has adjusted down. Remember, if just a couple more $500,000 waterfront homes sell during the next month or two it can play a sizable part in raising the overall average sales price at the Apple Valley Lake in 2013 because most waterfront homes are selling for double and many lakefronts are selling for triple the price compared to the average non waterfront home.

2013 Fireworks at the Apple Valley Lake in Knox County Ohio
The 2013 Apple Valley Fireworks will be held on July 6th, 2013. The fireworks are expected to begin around 10 p.m. on Saturday night. It is important that you know that according to the latest Apple Valley Cider Press publication you will need to present a current Apple Valley ID for this event.

I was meeting a client at the Apple Valley Lake early this morning and after my meeting I noticed that the sky over the lake near Sutton Beach was absolutely gorgeous. I took this photo from the north side of Sutton Beach with my camera focusing towards the Marina side of the lake. The lake water at Apple Valley was so calm this morning and the reflection in the water was mirror like.

As you can see from the detailed list above there has been a tremendous amount of construction activity at the Apple Valley Lake in 2012 and I have a strong feeling that there will be even more new construction activity at the Apple Valley Lake in 2013.
Do you Know Which Are The Peak Home Selling Months At The Apple Valley Lake
So many Apple Valley Lake homeowners and real estate professionals believe that the peak home selling months are during the summer season. The reality is that the only homes that truly benefit from the peak summer selling season are the Apple Valley Lake waterfront and lakefront homes that are valued from $350,000 and $850,000. As you can see from the graph below the Apple Valley Lake housing market is active all year long even though most real estate agents will tell you that the market is stronger during the summer months.
Only the most expensive waterfront homes tend to benefit from the peak summer months because of a more captive audience during the lake and boating season. The majority of the homes at the Apple Valley Lake ranging in price from a low of $50,000 to $350,000 have been selling well throughout the entire 2012 calendar year. This graph confirms that the majority of the Apple Valley Lake homeowners can feel comfortable listing their home any time during the year regardless of the month or season.
